Listed below are some bullet points which explain how we “do business”. Our aim is to give Lodge owners much needed protection in an industry which quite often provides little or none!!

The lodges are offered on a 125 year lease. As we are fully residential, this includes the important ‘security of tenure’ meaning that you are safe in the knowledge you are able to have your lodge on the site for the full 125 years. The law has developed over the years to provide a legal framework which includes Mobile Home Acts specifically protecting the rights of homeowners on residential parks. The law gives lodge owners security of tenure – that is probably its single most important safeguard – and rights to sell their home on the park.

In short, we cannot ask you to remove your lodge off the site, regardless if the park is sold. Any change in the ownership of the park requires the new owners to continue the same rules, regulations and contracts.

No Sub-letting – we don’t allow commercial rental in any way. In our view, this protects the nature and atmosphere of Bacchus Fold.

Included in the final price is the lodge, with all fixtures and fittings and siting.

You are able to leave your lodge in your will to family members. We will maintain any contract we have with you, and then they are free to sell or use the lodge in accordance with the site rules.
A lodge should retain its value and our experience confirms values have increased. The Manufacturers say that the average life span on a lodge is between 60 – 70 years. Dependent, on how it is looked after. We offer packages to help look after your lodge, should you wish to take this. Lodges are built to a far greater standard than caravans (they are built to BS3632/2015) – as a result they can be used all year round.
Bacchus Fold Residential has a water treatment plant that is maintained by the site owners. All lodges are supplied with electricity, water, LPG (from our tank) and a telephone line. We pay for the refilling of the gas tank, when necessary and we meter the lodges so you only pay for what you use on a monthly basis. Water and electricity supplied to site is paid by us on a monthly basis. We then read the meters on the lodge, and again you pay for what you have used each month.
Yes. As we are fully residential all lodge owners are liable to for council tax band A and the ground rent of £200 per month.
You will be able to move in when the lodge has been correctly sited, and all services have been connected to the lodge. There will be no changes to the site layout. As we are a new site, we will continue to develop the site to ensure it is aesthetically pleasing to lodge owners. If there is a need to access any services, lodge owners will be notified and consulted.
